Preparation for the Sell

  • Comparative Market Analysis. The CMA is an extensive study to determine the current market value of your home. Recent comparable sales as well as homes currently for sale in your neighborhood are compared with your home to establish the pricing for your home.   • Preparing Your Home. Now that you have made the decision to sell your home, you’ll want to look at it differently. Staging you house to appeal to more buyers can help you put the sold sign up more quickly and bring you a greater return on your investment. With our experience and objectivity we can help you prioritize your efforts and concentrate on the areas that will set you apart from other houses on the market. In today’s tight market with so many homes for sale, it is important that your home stands out from the others in its price range. We design a marketing plan to highlight your property’s unique features and advertise it to attract buyers. Our extensive marketing plan includes the following:

  • Virtual Tour. We send our photographer out to each home to take many pictures showing the positive aspects of your home. You can show and tell her all your home’s best details. She then designs a virtual tour that will show off each detail that may capture the interest of a buyer. This will be available to buyers and agents on a 24 hour basis. They will preview your home and call for a showing if they are interested. We have sometimes sold homes to out-of-town clients who after only seeing our virtual tour were ready to make an offer.   • Multiple Listing Service. All of our homes are listed in the San Antonio MLS so that information about your property is immediately available to all the other agents in our area. There are over __ realtors in the San Antonio area that work with buyers looking for homes. This gets your home exposed to all of them.

  • Internet Advertising – Local, National and International Exposure. Through the Internet, buyers and agents from all over the nation and world can get specific and detailed information about your home 24 hours a day, 7 days a week. We list your home on many internet sites as well as our local Sell-4-LessTX.com site. The websites include such popular sites as REALTIR.com, Yahoo. Crag’s List, Military.com, etc. .

  • Military Advertising. With four military bases around San Antonio, advertising to the military personnel is of utmost importance. We list your home at Military.com and send flyers to the Housing offices of appropriate bases. Our properties can be found on international sites by military personnel transferring in from anywhere in the world.

  • Magazines. We will advertise monthly in the Best Homes Magazine. This is available in locations all over the city with 30,000 copies distributed each month to people who are interested in a home. The magazine is also on the My San Antonio website.

  • Postcards. We send out Just Listed postcards throughout your neighborhood. This lets the people nearest you know the details about your home so they can talk to their friends who are thinking of moving into your neighborhood.

  • Flyers.We custom design a flyer that will be available for buyers from your yard sign. There is also a flyer available at our Virtual Tour Factory Website that you can print up if you need extra flyers and is also available to buyers who have seen your virtual tour.

  • Yard Signs. We provide a professional yard sign for the front of your home. This sign can have your phone number so you can show your home to potential buyers and save the most money. We can also provide Open House signs that you can use anytime it would be convenient for you to hold an open house. This can optimize the exposure of your home by making it convenient for people interested in a home in your neighborhood to view your home. Many sales are made off of these signs.


Communication

    Follow-Up. We solicit feedback from agents who have shown your property, as well as following up with the buyers from the sign-in of the prospects you show your home to. We provide you with an a computer access code t view feedback from the agents who have shown your home so you can know what their buyers are thinking about your home. Many times adjustments and explanations we make from this feedback can help sell your home.

    Reports. Reports will be sent to you of the number of buyers viewing your virtual tour and where they are coming from. This is sent to your email on a weekly basis.

    Updating. You can be assured of being kept current throughout all stages of the sales process. In the tight market of today we will have periodically reevaluate with you concerning how we can market your home better.

    Technology. We have the most up-to-date technology at your service. Computers, scanners, digital camers, faxes and on-line services all to make the sales process more efficient and effective. We can follow through with sales from all over the world.

    Qualifying. We utilize the services of trusted mortgage brokers and lenders to make sure all buyer prospects are pre-qualified and realistic. We require a mortgage pre-approval letter for the prospective buyer with any offer received from a MLS agent.

    Negotiations. We are experienced in sales negotiations. With all offers we calculate your estimated proceeds from the offer.

    Signing the Final Papers. We will be with you at the title company to make sure that all final documents are correct before signing.

    Funding/Closing. We’ll deliver the happy news, the house is SOLD!
